La Playa New Residence Hall

Construction has officially begun on the new 108,000 SF Hillside North Student Housing project to bolster affordable housing options for Cal State University Long Beach students. Dubbed La Playa Residence Hall, the complex will feature three five-story buildings that can house an additional 424 beds distributed across both single- and double-occupancy rooms. Besides the additional housing, each La Playa Residence Hall building will also include a ground-floor communal kitchen, three apartments for staff or faculty, a 2,000 SF multipurpose room, offices, and music practice rooms.

The $21.1 million Housing Administration Office building project on Earl Warren Drive is the first of its kind in the CSU system. With high sustainability and energy efficiency goals, it aims to achieve Living Building Challenge (LGB) certification. The building has already achieved LEED v4 BD+C Platinum Certification.

Notable sustainable strategies include net positive water, energy, and waste strategies such as utilizing reclaimed water for landscape irrigation and toilet flushing to save potable water usage, utilizing rooftop canopy photovoltaic arrays to offset building energy needs, and achieving 95% diversion of construction waste from landfills; red-list chemical-free construction; and best in class user controllability, including operable windows, 100% thermal controllability, and access to daylight and views throughout.

Located on Earl Warren Drive, this 12,000+SF new office building consists of Housing Administration Offices in a one-story building and a Hillside Commons 2-story building that includes a community kitchen and living rooms, conference and practice rooms, student office rooms on the first floor and (5) residential apartments to accommodate temporary faculty and VIP accommodations on the second floor.

Our Solutions

The project vision aimed to set a new standard for CSU and higher education and serve as a model for future high-performance building. In addition to the challenges of dealing with a fast-paced project that required meeting the highest efficiency and sustainable standards ever, the project had faced significant additional challenges from the beginning, such as the hurdles of demolishing the old office building that is deemed to have historical importance and near a culturally sensitive site, particularly to descendant Native American groups.

In addition, the project suffered substantial setbacks during the COVID-19 pandemic, both in terms of executing the project with limited and socially distanced crews and lingering supply-chain issues, especially for materials that are to be red-listed chemical-free to comply with the stringent LBC requirements. CSULB and CM team, as an extension of staff, worked diligently with all stakeholders, creatively navigated all the hurdles, and successfully completed the project, which now serves as a major social hub on Campus and a state-of-the-art workplace.

The Anna W. Ngai Alumni Center building is a welcoming campus portal that inspires, facilitates, and sustains alumni interaction by providing a unique special event and gathering space for the Campus and Community. This brand-new single-story 5,500 SF project consisted of the removal of the existing Soroptimist House, site preparation, and the complete ground-up construction of the new Alumni Center Building.

It will be the symbolic home for all Alumni returning to Campus, showcasing 49er memorabilia and providing a welcoming space to socialize and continue the friendships formed at the University. It brings students and alumni together in a single location to promote career development, networking, mentoring, and opportunities. It is an inspired venue for learning, engagement, and entrepreneurial activities.
